What are Official Searches and why are they important?

Official Conveyancing Searches are a crucial component of due diligence and compliance when moving home. They reveal vital information about a property and can influence whether or not you proceed with the purchase and the price you pay.

Official Local Authority Searches are requested by a solicitor or conveyancer, they will reveal any pre-existing charges, planning permissions, the status of roads, building regulations and much more.  

We regulate Official NLIS Searches, which are answered directly by the data provider themselves, for example, a Local Authority or the Coal Authority. These searches are managed by an efficient ordering system with a team of people to quickly resolve any queries.

Unlike a personal search,  where an agent working for a private company will make an appointment to visit the Local Authority and inspect the Local Land Charges Register,  an Official Search involves a holistic approach, drawing data and expertise from the Local Land Charges team and other internal council departments.

An Official Search delivers maximum value to the consumer, it comes with a Certificate of Search, a Government-backed guarantee with unlimited liability and must adhere to the Law Society guidance.
